ABH Developer Group acquired a waterfront site with approved plans for a luxury condominium project in Bay Harbor Islands for $7.5 million.  

Located at 9700 W. Bay Harbor Drive, the seven-story Aire Residences will have eight waterfront condos, seven of which have already been sold.  

Arno De Vos has been appointed as the exclusive sales agent for the last available unit, The Sunset House, which is a five-bedroom, 4.5-bath penthouse listed for $7.35 million. This residence will span 3,500 square feet and offer a 3,000-square-foot terrace with sunset views. 

Community amenities will include a marina that fits boats up to 50 feet, a rooftop terrace with entertainment space, a cold plunge pool and hot tub and a state-of-the-art fitness center. 

Designed by Bartroli Architecture, the building will have one-per-floor and corner flow-through units. Interiors are by Jessica Viciedo from Design Philosophy.  

ABH acquired the project from 9700 W Bay Harbor Dr LLC, an entity managed by Indeco Capital Group, which is led by Enrique Feldman and Alexander Feldman. The previous developers received site-plan and master-permit approvals.   

ABH is scheduled to break ground this month, with MG3 Group serving as the general contractor. Completion is expected in the first quarter of 2026.
